Free Landlord Forms
Being a Landlord for some time now, I thought I'd share with other landlords and property management companies the forms I have been using for years. It is very important for landlords to properly screen tenants and document their agreements. Picking the wrong tenant or having verbal rental agreements can mean financial disaster for property owners. Use and/or modify the following as you wish. All of the files are in .doc format.
Tenant Screeing Telephone Conversation
This form is used when prospective tenants are calling about an advertised vacancy. It provides information about the empty unit for quick reference and marketing. The form also provides a list of generic tenant screening questions that you may adjust as needed.
Statement of Rental Policy
A Statement of Rental Policy is used to identify what a prospective tenant can expect when filling out an application and supplies all the needed contact information should they decide to apply for a unit.
Rental Application
A generic rental application which seeks personal information, employment history, residential references, credit references, and legal disclosures.
Credit and Criminal Check Authorization Form
This form authorizes the landlord or property manager to conduct a credit or criminal check on an applicant.
Tenant Screening Application Verification
The rental application verification form assists in processing an application by listing questions to ask previous landlords and validation of application information.
Rental Lease Agreement
This is a standard year lease agreement with many common requirements of the tenant. Please customize to fit your needs and/or transform into a Tenancy at Will.
Rental Policy
Custom policy for a particular building or unit, such as parking, snow removal, late rent, how trash is handled, etc…
On Site Manager Agreement
An On-Site Manager agreement is just a fancy way of offering a tenant a discount on rent for performing services, such as snow removal or lawn maintenance.

I have house that I rent out and I've had some problems in the past, I should make use of a few of these forms to protect myself in case things ever get so bad that I wind up in small claims court! I have some stories I could tell about bad tenants!
